Hi Donna :)
A landlord is responsible to keep the premises free of insect and rodent infestations.
A landlord is responsible to keep the premises safe, no fire hazards (blocked exits or faulty electrical).
A landlord is responsible to keep the plumbing in proper working order, no leaks that promote the growth of molds.
I don't know exactly what you and the landlord wrote up as to your rental agreement and whether or not it is binding.
Looks like you would be wise at this point to consult an attorney to find out exactly what your rights are in your situation.

I agreed to renting a house with a huge hoard in compensation for a very low rent. We both wrote a simple lease and both signed it.
I agreed to make the house livable...doing minor repairs and decorating. I am supposed to move in this coming Sunday. To date, we hired a landscaper to cut the 4ft tall grass, and brought in a a crew of hoarding specialists. It should have taken them no more than four hours, but it took ten hours because of the landlords intergeference. We paid them $650...and the house is still not livable! I have offered to help her get rid of garbage (empty boxes, empty bags, junk, etc) but she wont let me and says she will only let us have half the house! No living room! No access to an exit in the back of the house!
I have paid an electrician to fix some minor things as well and have given her more than half a months rent!
I have to be moved in this Sunday! We have no place else to go...and Ive already invested money into this mess.
I need help...what are my rights when it comes to a hoarder? What are my rights if the owner leaves bug and mouse infested things?
We are in Bergen County, NJ.
